WHEN SHOULD YOU HAVE YOUR ROOF REPLACED?

If you can see extensive shingle damage from the ground, your roof is, at the very least, in need of repair. In some cases, shingles can be replaced one-by-one, but if large swaths of shingles are curling, cracking, buckling, or losing granules (check around the base of your gutters!) it’s likely time for a full roof replacement.

Missing Shingles
Are there spots on your roof that are missing multiple shingles? Unless caused by something sudden like a hailstorm, shingle loss is an inevitable sign of a worn-out roof. Your shingles are your roof’s first line of defense against the elements so it’s critical they form a total barrier against wind, rain, and other hazards. Daylight in the Attic
When you go into your attic space, can you see daylight peeking in through the rafters? You should never, ever see daylight in spots your roof should be covering. This indicates a malfunction in the under-layer of your roof and is almost certainly allowing moisture into your home. If you’ve got daylight, you’ve got leaks!

Leaking Flashing
The flashing on your roof – the materials that keep water from seeping into seams and cracks around valleys, chimneys, and dormers – will eventually wear out. In some cases, flashing can be replaced or repaired bit-by-bit, but if significant portions of flashing are failing it may be more cost effective to replace the whole roofing system rather than repair individual issues.

Neighbors Replacing
Have you noticed many of your neighbors replacing their roofs? Their structures, of course, don’t necessarily have any bearing on yours, but in a neighborhood setting, most houses are around the same age. If their roofs are ageing into replacement, it might be time to have your roof professionally inspected, too.
